Attention Landlords! EPC Law Change coming 1st April 2018

Dear Landlords,
I wanted to check to ensure that you were aware of the upcoming changes in legislation regarding rental properties and their EPC ratings.
From 1st April 2018 landlords will not be able to let properties with an EPC rating below an E.
Any tenancies that started before 1st April 2018, and are in their fixed term will not be affected until the tenancy is renewed (in any form, be that a statutory periodic tenancy or a new fixed term tenancy). If they are renewed you will be in breach of the legislation and the let will be unlawful, and you could incur a fixed penalty fine.
If a tenancy is already in a statutory periodic tenancy, there is a grace period until 1st April 2020.
In some cases a new EPC being completed can improve the rating from an F to an E (because of changes that have been made to the banding's over time).
Some properties are exempt from this new legislation, but you have to ensure that you meet the criteria for an exemption and then apply for that exemption by emailing the BEIS (The Department of Business, Energy and Industrial Strategy) minimum standards team at PRSregisteraccess@beis.gov.uk or calling + 44 (0) 20 7215 5000.
